Mold Assessments

Comprehensive Mold & Moisture Investigation by ESG  

Mold growth in buildings almost always begins with a moisture problem. While mold testing can identify the presence and types of mold, a mold assessment is designed to determine why mold is occurring and what needs to be done to fix it.

Environmental Solutions Group (ESG) provides comprehensive mold assessments to evaluate building conditions, identify moisture sources, and determine whether mold growth is affecting indoor air quality.

Unlike companies that both test and remediate, ESG provides independent, science-based environmental assessments, ensuring our findings and recommendations are based on building science—not on selling remediation services.

A mold assessment helps property owners move beyond simply identifying mold and toward understanding the cause and the solution.

Mold Assessment vs. Mold Testing  

While mold testing focuses primarily on collecting samples for laboratory analysis, a mold assessment is a more comprehensive investigation of the building environment.

Mold testing typically answers questions such as:

  • What types of mold are present?

  • Are indoor mold levels elevated?

A mold assessment goes further by answering:

  • Where is the moisture coming from?

  • What building materials are affected?

  • How extensive is the contamination?

  • What steps are required to correct the problem?

In many situations, mold testing may be included as part of a mold assessment, but the assessment itself focuses on diagnosing the cause of the issue rather than simply measuring mold levels.

 

How ESG Performs Mold Assessments

Professional Equipment and Certified Inspectors

High-end laser particle counters provide real-time, precise data on airborne particles, helping identify abnormal conditions that may indicate mold or disturbed reservoirs. They support a more objective, data-driven assessment compared to relying only on visual inspection or limited sampling. These tools also allow for clear indoor vs. outdoor comparisons, strengthening the interpretation of results. Additionally, they help verify the effectiveness of containment and remediation efforts by tracking particle levels before, during, and after work.

Visual Building Inspection

The assessment begins with a detailed inspection of the building, both inside and outside, looking for conditions that may contribute to moisture intrusion or mold growth. This includes evaluating: - Water stains or visible microbial growth - Roof or plumbing leak indicators - Condensation issues - HVAC system performance and airflow - Exterior drainage and building envelope conditions This inspection helps identify areas where moisture may be entering or accumulating within the structure.

Moisture & Environmental Measurements

Specialized diagnostic tools are used to measure building conditions that may support mold growth. These may include: - Moisture meters for detecting moisture within building materials - Humidity and temperature measurements - Air quality measurements - Particle monitoring - Thermal imaging scans to locate hidden moisture These measurements help determine whether building materials are wet, whether humidity levels are elevated, and whether hidden moisture may exist behind walls or ceilings.

Mold Sampling

Depending on the conditions observed during the assessment, ESG may collect samples to confirm mold presence or determine the type of mold involved. Common sampling methods include: Air Samples - Measure mold spores present in indoor air Surface Samples - Identify mold growth on visible surfaces Samples are analyzed by accredited third-party laboratories to provide reliable and objective results.

What Clients Receive

After the assessment is completed and any laboratory results are returned, ESG provides a comprehensive written report explaining the findings.

Mold assessment reports typically include:

  • Observations from the building inspection

  • Moisture and environmental measurements

  • Laboratory sample results (if samples were collected)

  • Identification of moisture sources or building conditions contributing to mold growth

  • Recommendations for correcting the underlying issues

In situations where remediation is necessary, ESG may also provide a written remediation protocol outlining the proper steps for correcting the problem.

Because ESG does not perform remediation work, our role is to provide objective oversight and scientific guidance throughout the process.

This helps ensure that remediation work is completed properly and according to professional standards such as the ANSI/IICRC S520 mold remediation guidelines.
