Environmental testing for commercial properties

Independent indoor air quality testing for your tenants, employees, and investment. We test, we never remediate. Just the facts.

Independent third-party testing Serving NC, VA & TN We Never Remediate

Why commercial buildings need environmental testing

Poor indoor air quality doesn't just affect comfort. It can raise liability, regulatory, and financial questions for building owners and managers.

Tenant health & liability

Occupant complaints and indoor air quality claims can create liability exposure for property owners. Documented, independent testing gives you a clear factual record of the conditions evaluated if disputes arise. ESG evaluates and documents environmental conditions. ESG does not diagnose medical conditions or determine whether a building condition caused symptoms.

Due diligence documentation

Employers and building owners are expected to take indoor environmental concerns seriously. Regular air quality monitoring and documented testing protocols help demonstrate due diligence when questions come up. Findings apply to the accessible areas, conditions, locations, measurements, and samples evaluated at the time of service. They do not establish conditions throughout the building or guarantee future conditions.

Building value & certification

Green and healthy building programs such as LEED v4.1 and the WELL Building Standard can call for independent IAQ data. Requirements vary by program, version, and credit. ESG's third-party testing and documentation can support those submissions and gives you documented air quality to share with prospective tenants.

Services for commercial clients

From routine IAQ monitoring to forensic investigation, ESG delivers the testing and documentation commercial properties need. Each service is scoped separately, and the tag on each card shows the type of engagement. Testing collects and analyzes samples. Assessment adds investigation of causes and conditions. Monitoring tracks conditions over time. Verification evaluates a completed remediation area against clearance criteria. Scope, sampling plan, and deliverables are agreed before work begins.

Independence matters more in commercial

When liability, litigation, insurance claims, and tenant relationships are on the line, the credibility of your environmental testing provider is everything. ESG is an independent third-party testing and consulting company and does not perform remediation. This separation helps reduce financial conflicts between evaluation and corrective work.

That independence is not just an ethical stance. It's why technical reports receive review appropriate to the service and scope before delivery, and why our documentation is built to stand up to scrutiny. When ESG reports a problem, or reports that the conditions evaluated look clear, that finding carries weight precisely because ESG does not sell the corrective work.

Our Core Differentiator
"We never remediate, and that changes everything."

Many environmental testing companies also offer remediation services, which can create a financial incentive to find problems. ESG does not perform remediation. That separation helps reduce financial conflicts between evaluation and corrective work, and our business depends on the trust clients place in our findings.
