Buying a home? A pre-purchase IAQ assessment is one of the most valuable inspections you can get, and one many buyers skip. Don't close without documented data on the conditions you're moving into.

We work with homeowners in every situation

Whether you're about to close on a house or dealing with something that doesn't feel right in your current home, ESG has the right assessment for you.

Buying a home and want real answers

Your general inspector doesn't test air quality. An ESG pre-purchase IAQ assessment tells you about mold, VOCs, humidity, and more before you're legally obligated to close.

Something smells musty, or just feels off

Musty odors, visible discoloration, or symptoms you can't explain: these are signs that deserve real data, not a guess. We document conditions and help narrow potential sources with lab-confirmed results. ESG evaluates and documents environmental conditions. ESG does not diagnose medical conditions or determine whether a building condition caused symptoms.

Remediation was done. Was it effective?

A remediation contractor clearing their own work isn't independent. Post-remediation verification (PRV) from ESG independently evaluates the remediation area against applicable clearance criteria at the time of inspection.

Every ESG service, built around your situation

We don't sell you a package. We recommend the assessment that fits what you're experiencing. Here's what we offer homeowners and home buyers.

Healthy home IAQ assessment

A comprehensive indoor air quality inspection covering mold, allergens, humidity, VOCs, and ventilation performance. Ideal for homeowners who want a clear, documented picture of the areas and conditions we evaluate.

Mold testing & assessment

Air and surface sampling sent to an accredited lab. We test sampled areas for the presence and concentration of mold spores, including accessible spaces like crawlspaces and attics.

Real estate IAQ assessment

Designed specifically for the home-buying timeline. We coordinate around inspections and closing schedules to give you air quality data before you commit. Findings are yours, not shared with sellers.

Post-remediation verification (PRV)

After mold or water damage remediation, our independent clearance test evaluates the designated remediation area against applicable clearance criteria at the time of inspection. Without third-party verification, you're taking the remediator's word for it.

VOC testing

Volatile organic compounds from new finishes, furniture, flooring, and building materials can linger for months. VOC testing identifies certain compounds captured in collected samples and their concentrations, which can help narrow potential sources.

Preventive checkup program

Annual or semi-annual environmental checkups that help catch problems early, before they become expensive. Ideal for homeowners who want to stay ahead of moisture and air quality issues.

Why ESG

The only tester in the room with nothing to sell you

Many mold and air quality companies also do remediation, which means they have a financial interest in finding problems. ESG has never performed remediation. We are a testing and reporting firm, period.

That independence, plus technical report review appropriate to the service and scope before delivery, is why our documentation is built to stand up to scrutiny across North Carolina, Virginia, and Tennessee. When ESG reports on your home, the findings reflect what was actually measured and observed.

Simple, fast, and completely on your side

From your first call to a clear written report, here's what working with ESG looks like for a homeowner.

1

Tell us what's going on

Call 336-373-1538 or use our Get Started form. Describe your concern: a smell, water event, recent purchase, or just a gut feeling. We'll recommend the right assessment.

2

We come to you

A certified ESG inspector visits your home and collects air, surface, or bulk samples using accredited protocols. The visit typically takes 1 to 2 hours depending on scope.

3

Lab analysis

Samples go to an accredited third-party laboratory. Reports are typically delivered within 3 to 7 business days. We don't interpret results until the lab data is in hand.

4

Clear report + next steps

You receive a written report in plain language, not jargon. Findings apply to the areas, conditions, and samples evaluated at the time of service. If remediation is needed, we'll explain what kind and refer you to independent contractors.

With ESG vs. without

With an ESG assessment

You have documented, lab-backed evidence of what was in the air where and when we sampled. Whether the result is clean or concerning, you know where you stand, and you can act on it.

  • Lab-confirmed results from accredited analysis
  • Independent report with no remediation upsell
  • Leverage for negotiation or legal action if needed
  • Peace of mind backed by science, not guesswork

Without testing

You rely on visual inspections, a general home inspector's opinion, or the remediation contractor's own sign-off. None of these are independent, lab-confirmed, or built to stand up to scrutiny.

  • No documentation if a problem surfaces later
  • Remediator's clearance is not independent
  • Possible exposure to mold, VOCs, or allergens
  • No leverage for negotiation before closing

Homeowner FAQs

How much does a home assessment cost?

Pricing varies by scope. A targeted mold test differs from a full IAQ assessment. Call 336-373-1538 for a quick quote based on your situation.

What does the actual mold test involve?

We collect air samples using a calibrated pump and cassette, and may take swab or tape-lift surface samples in areas of concern. Samples go to an accredited laboratory. The process is non-destructive and takes 1 to 2 hours for most homes. Findings apply to the accessible areas, conditions, locations, measurements, and samples evaluated at the time of service. They do not establish conditions throughout the building or guarantee future conditions.

How long until I get results?

Reports are typically delivered within 3 to 7 business days. If you are on a real estate timeline, tell us when you book and we will work around your closing schedule.

What is post-remediation verification (PRV)?

PRV is an independent inspection conducted after mold remediation. ESG independently evaluates the designated remediation area against applicable visual, moisture, odor, particle, and laboratory clearance criteria at the time of inspection. Without a third-party PRV, you're relying on the remediator's word. ESG provides written PRV clearance letters with documentation built to stand up to scrutiny.

I'm buying a home. When should I schedule the assessment?

Ideally during your due diligence period, after your general home inspection. This gives you time to review results and negotiate repairs or price adjustments before closing. We work around inspection and closing timelines.

If you find mold, will you refer me to a remediator?

Yes. If remediation is warranted, we'll provide guidance on what type of work is needed and can refer you to independent contractors. We have no financial relationship with any remediation companies. Contractor information is provided as a convenience. ESG does not guarantee, supervise, or accept responsibility for a contractor's pricing, schedule, workmanship, licensing status, or performance. You select and contract with the contractor independently.
