For Property Managers & Landlords

Manage your properties with independent documentation

Tenant complaints, habitability questions, and insurance claims call for more than a visual inspection. ESG provides independent, lab-backed documentation of the conditions observed and tested at the time of service.

Managing multiple units? ESG offers ongoing monitoring programs for property managers overseeing multi-family, commercial, or mixed-use portfolios.

We've seen it all, and we've documented it

Whether it's a reactive situation or proactive documentation, ESG gives property managers independent, lab-backed documentation of the conditions observed and tested at the time of service.

Tenant filed a complaint about mold or air quality

An independent third-party assessment is a strong response to a tenant claim. ESG provides documented, lab-backed findings about the conditions observed and tested, not a self-interested opinion.

Pre-leasing documentation before a new tenant

Baseline air quality and environmental documentation before a tenant moves in records the condition of the property at that time, a useful reference if questions about pre-existing issues come up later.

Post-remediation clearance letter needed

After mold or water damage remediation, ESG independently evaluates the designated remediation area against applicable visual, moisture, odor, particle, and laboratory clearance criteria at the time of inspection. The PRV clearance letter documents those findings.

From reactive response to proactive oversight

ESG works across the full property management lifecycle: from initial documentation to tenant dispute response to ongoing air quality monitoring programs.

Why ESG

An independent report from a firm with no remediation to sell

When a tenant claim goes to mediation or litigation, one of the first questions asked about an environmental report is: who wrote it, and do they have a financial stake in the outcome? ESG is an independent third-party testing and consulting company and does not perform remediation. That separation helps reduce financial conflicts between evaluation and corrective work.

Because we never remediate, our findings aren't influenced by the prospect of a remediation contract. We tell you what we find, in writing, with lab data to back it up, and technical reports receive review appropriate to the service and scope before delivery. ESG's technical role is separate from legal, lease, and habitability decisions.

From complaint to documented findings, fast

When a tenant situation arises, speed and documentation quality both matter. Here's what working with ESG looks like for property managers.

1

Situation identified

Tenant complaint, routine inspection, or proactive scheduling: call 336-373-1538 or submit online. We prioritize rapid response for active tenant situations.

2

On-site assessment

A certified ESG inspector arrives at the property, conducts a thorough visual inspection, and collects air, surface, or bulk samples using accredited protocols.

3

Lab analysis

Samples are sent to an accredited third-party laboratory. Reports are typically delivered within 3 to 7 business days. Tell us if a situation is urgent and we will work with your timeline.

4

Written report delivered

You receive a professionally formatted report with lab data, findings, and recommendations documenting the conditions observed and tested. How the report is used in an insurance claim, mediation, or legal proceeding is a decision for you and your attorney.

ESG report vs. in-house inspection

ESG independent assessment

A third-party, lab-backed assessment from a firm with no remediation work to sell, documenting the conditions observed and tested at the time of service.

  • Independent, with no remediation services to sell
  • Lab-confirmed data, not a visual opinion
  • Documentation built to stand up to scrutiny
  • Chain-of-custody sampling and accredited lab records

In-house or remediator inspection

Visual inspections by maintenance staff or remediation contractors are not independent or lab-confirmed, which can limit their usefulness when questioned in a dispute.

  • Perceived conflict of interest in disputes
  • No lab data to back up findings
  • More easily questioned in a dispute
  • No lab-backed record for insurance claims

Property manager FAQs

How quickly can you respond to an active tenant complaint?

We prioritize active tenant situations and can typically schedule an assessment within 1 to 3 business days depending on location. Call 336-373-1538 to discuss your timeline.

Do you work with multi-unit properties and portfolios?

Yes. Property managers overseeing multiple units, buildings, or portfolios can discuss multi-unit assessments and ongoing monitoring programs with us. Contact us to discuss your portfolio size and needs.

Will your report hold up in a habitability dispute?

ESG reports document the conditions observed and tested at the time of service, using chain-of-custody sampling protocols and accredited lab data, and technical reports receive review appropriate to the service and scope before delivery. The documentation is built to stand up to scrutiny. How a report is used in a claim, mediation, or litigation is a decision for you and your attorney; ESG's technical role is separate from legal, lease, and habitability decisions.

Can ESG provide documentation for an insurance claim?

Yes. Our reports document sampling methods, lab results, and observed conditions following accepted industry standards, in a format suitable for sharing with your insurer. Technical reports receive review appropriate to the service and scope before delivery. Coverage decisions rest with your carrier and policy.

What is the difference between mold testing and a full IAQ assessment?

Mold testing focuses specifically on mold spore levels via air and surface sampling. A full IAQ assessment also evaluates VOCs, humidity, particulates, ventilation performance, and other indoor air quality factors. We'll recommend the right scope for your situation.

Do you offer ongoing monitoring programs for my portfolio?

Yes. We offer scheduled periodic assessments and preventive checkup programs designed for property managers who want proactive documentation rather than reactive response. Contact us to design a program for your portfolio.
