A broad look at how your building is performing

Checkups are tailored to the property but typically cover these four areas under normal day-to-day conditions. A checkup is a point-in-time observation of the accessible areas evaluated; repeating it is what reveals trends.

Indoor air quality measurements

Real-time data on airborne particulates, humidity, temperature, CO₂, and VOC screening to establish a baseline and track changes over time.

Moisture review

Baseline moisture readings in accessible walls, plumbing areas, and known risk zones. Moisture is the primary driver of mold growth in buildings.

Filtration & ventilation

Review of HVAC airflow performance, filtration quality, dust loading trends, and occupant comfort concerns related to ventilation effectiveness.

General building observations

Documentation of developing moisture concerns, surface conditions, air leakage patterns, and other factors observed in the accessible areas reviewed.

Preventative checkup FAQ

Is this different from a mold inspection?

Yes. A mold inspection is focused on finding an active problem. A preventative checkup looks at the overall indoor environment under normal conditions; it's a wellness review, not a problem investigation.

When is the right time for a checkup?

Checkups are most valuable after major mold or moisture issues have already been resolved. They're also great for new homeowners establishing a baseline, and for commercial buildings on a regular maintenance schedule.

How often should I schedule one?

Frequency is customized to the property and its history. Annual or semi-annual checkups suit many homes, and quarterly checkups are common for schools, commercial buildings, or properties that have had recurring issues.

What if you find something during the checkup?

If we identify a developing concern during a checkup, we'll document it and provide clear recommendations. If it warrants a full investigation or sampling, we can schedule that separately.

Do you also do checkups for commercial buildings?

Yes. Preventative checkups are widely used by offices, schools, and managed properties. Repeat visits document how conditions change over time and can surface developing concerns in the areas evaluated.

Is this the same as the Indoor Air Wellness Program?

The Indoor Air Wellness Program is a structured quarterly program designed for schools and commercial buildings, including ESG Verified certification. Preventative checkups are flexible, one-time or recurring services for any property type.
