Independent Clearance Testing

Post-remediation verification that proves the job was done right

After mold remediation, you need independent proof that it worked. ESG's PRV testing confirms the work met clearance criteria, with accredited lab results and a peer-reviewed report built to stand up to scrutiny.

Before and after remediation verification

Our PRV testing provides documented proof that the remediation work was successful, or identifies what still needs to be addressed.

Why it matters

Why your PRV tester must be independent

If the same company that did the remediation also does the clearance testing, there's a built-in conflict of interest. They profit from passing themselves.

ESG has never offered remediation services and never will. Our only job is to give you an honest answer: did the remediation work, or didn't it?

That independence is why our documentation is built to stand up to scrutiny, and why homeowners, property managers, and attorneys rely on our results.

We serve remediation contractors too. Independent clearance testing documents quality work, and our Verified Remediator program recognizes contractors whose work consistently passes PRV.

What causes a pass or fail?

What a passing PRV looks like

A pass means the remediated area meets acceptable conditions for reoccupation.

  • Indoor spore counts at or below outdoor baseline
  • No visible mold on remediated surfaces
  • Moisture levels within acceptable range
  • Containment properly maintained throughout work
  • Surface samples show no abnormal growth

Common reasons for a failing PRV

A fail means additional work is needed before the area can be cleared.

  • Indoor spore counts significantly exceed outdoor levels
  • Visible mold remaining on surfaces
  • Elevated moisture still present
  • Containment breached during remediation
  • Debris or contaminated material left behind

Common questions about clearance testing

When should I schedule PRV testing?

Schedule your PRV after the remediator tells you the work is complete but before containment is removed. This is critical: we need to test while the work area is still isolated.

How long does PRV testing take?

Most residential PRV inspections take 1 to 2 hours onsite. Lab results and your peer-reviewed report are typically delivered within one week.

What happens if my PRV fails?

We'll document exactly what failed and why, then provide the remediator with specific guidance on what needs to be corrected. Once they complete additional work, we'll retest.

Is the remediator required to have PRV done?

ANSI/IICRC S520 standards call for independent PRV testing after professional remediation. Many insurance carriers also expect independent clearance documentation before closing a claim.

How much does PRV testing cost?

PRV pricing depends on the size of the remediated area and number of samples needed. Call 336-373-1538 for a free quote, and we'll give you a clear price before scheduling.

Can my remediator do the clearance testing?

They can, but they shouldn't. Independent third-party testing eliminates the conflict of interest and produces documentation built to stand up to scrutiny from insurers, courts, and future buyers.
