Test early in due diligence

If there are suspected issues, it is in your client's best interest to test immediately. Estimates and contractor scheduling can take weeks, and the goal is to have every quote in hand before due diligence ends.

Schedule the assessment as soon as due diligence begins, especially if anything about the property raises questions.

How is an IAQ assessment different from a home inspection?

A home inspection primarily identifies code violations and major building defects. An IAQ assessment concentrates on odors, mold and moisture intrusion. The data collected speaks to the current state of the air quality and flags potential problems that may come from hidden issues a general inspection is not designed to find.

When during a transaction should testing happen?

As early in due diligence as possible, and immediately if there are suspected issues. It can take weeks to receive cost estimates and schedule contractor work, and ideally your client has every quote in hand before due diligence ends. If not, an extension may be worth discussing.

Who can determine whether suspect growth is mold?

Only an Indoor Environmental Professional is certified to determine whether suspect growth is mold. ESG's certified consultants make that determination with lab-analyzed sampling, and every report is peer reviewed by two certified professionals.

Can ESG help if the assessment finds a problem?

Yes. Remediation should be performed by trusted companies, and we can provide a list of remediators based on industry-standard qualifications. We also help your client understand which industry standards the work should meet, and we can verify the work independently once it is done.
